Without the systems to properly control access, Affinity also lacked the ability to track anyone entering or exiting the property.

The building includes 57 dedicated parking spots, primarily for residents, with additional capacity to generate recurring revenue through monetization of unused spaces. ParqEx partnered with the property to launch a fully digital parking solution on March 1, 2025—focusing on secure access, tenant satisfaction, and immediate financial returns.

Affinity on North Avenue Achieves Rapid Parking Revenue Growth for Their Multi-Family Property With ParqEx

A complete parking and internal management tech stack

ParqEx took in a series of meetings with the Property Managers at Affinity on North to fully understand where the property was lacking in access, management and control, how enforcement should be enhanced, and where revenue could be improved for the property. As a result, ParqEx proposed and then ultimately deployed a complete, customized suite of solutions to enhance Affinity’s parking infrastructure.

The first solution was ParqEx’s Internal Tenant Management (ITM) technology for tenant parking assignments and registration. This was followed by implementing Access+ with LPR (License Plate Recognition) to fully automate the property’s garage door entry using plate-reading cameras connected to ParqEx ITM software. 

ParqEx also activated its Marketplace platform with GuestParq to allow Affinity to easily generate income from its underutilized spaces. Managers were provided their own, secure, real-time admin dashboard for live tracking of parkers, access, revenue, and space utilization.

All systems were up and running within weeks, giving management immediate oversight and control into all goings-on within their property.
