THE SITUATION
The property managers of Modernaire Apartments lacked a definitive grasp on who was entering and exiting the properties, posing a security risk to residents and leaving an open door to vehicles that should not have been allowed on the property. Residents of Modernaire lacked an efficient and smooth way to welcome their guests with a place to park when visiting. Additionally, illegal parkers on the property created a lack of parking by taking spots intended for residents and their friends and family. Enforcing these illegally-parked cars was also a challenge for property managers, due to a lack of resources and the streamlined system needed for patrol and ticketing across multiple lots on the property.

Modernaire Apartments Seek Full Parking & Resident Solution
A complete parking and internal management solution
ParqEx took a comprehensive approach to understanding Modernaire’s specific parking, property, and resident needs and pain points. After sitting down with property staff and management, it was obvious that the property managers needed a streamlined and error-less way to monitor, manage, and track entrances and exits to the property. To accomplish this, ParqEx proposed an all-encompassing tech solution that included Access+ with License Plate Recognition (LPR), GuestParq, Enforcer, and Internal Tenant Management.
Three lots, single solution
Modernaire Apartments has three different parking lots (191 spots, 172 spots, and 53 spots), each with its own entrance and exit points that required a better system for access and security. ParqEx solved this problem simply, by implementing Access+ hardware and app that permits ONLY approved drivers to enter the gates. To make operations even more speedy and simple for residents of Modernaire, ParqEx installed its unique LPR technology, which uses a camera that automatically scans the license plate of any car that pulls up to the gate. The software will recognize the license plate number in the system and automatically open the gate for pre-approved plates, creating and instant, hands-off entry point for the driver.

ParqEx also implemented GuestParq, which allows residents and property managers to assign approved access to visiting guests in advance, allowing for the same seamless arrival experience.
No solution is secure without enforcement
Should a non-approved driver find its way in or a vehicle is left for an extended period of time unattended, ParqEx included its Enforcer app, which allows for simple oversight of all parking activity with the ability to instantly ticket, tow, or even assign a vehicle to “do not enforce” lists.
