THE SITUATION
The Avenue at East Falls, a prominent apartment complex in Philadelphia, faced significant challenges managing its parking facilities. With a diverse tenant base, including Airbnb units, and limited parking space, the management needed an innovative solution to optimize parking allocation and ensure tenant satisfaction. Several issues plagued the Avenue’s parking system, including limited parking space. With only three parking zones (Garage, Adjacent, Across), there was a need to allocate spaces efficiently, especially considering the different needs of the studio, one-bedroom, and two-bedroom apartments. The Avenue also hosts 35 Airbnb units, each requiring a flexible parking solution for guests. The Avenue also lacked a system to manage parking reservations and enforce rules. As a result, The Avenue struggled to ensure easy access and convenience for all tenants, including those with EVs or requiring ADA-compliant parking spaces.
THE RESULTS
Integrating advanced technology, user-friendly platforms, and strategic planning resulted in a streamlined parking management system, enhancing tenant satisfaction and operational efficiency. The implementation of ParqEx’s solution at The Avenue led to several significant outcomes:

The Avenue at East Falls Apartments Streamlines Parking Management Using ParqEx Tech
Comprehensive digital platform integration
ParqEx developed a customized digital solution, allowing tenants to easily register, select parking zones, and manage monthly reservations using advanced technologies that included the ParqEx Access+ app for tenants to simply and quickly manage their parking reservations, and advanced License Plate Recognition (LPR) which automates entry and exit in parking areas by simply scanning the license plate of the drive that approaches the entry point. The technology uses a smart camera that scans the plate, instantly reads it, and consults an internal software of approved drivers to determine if the driver should be given access or not. All of this happens in just a second.
The project was meticulously planned and executed in phases, ensuring minimal disruption to tenants. The first phase required The Avenue at East Falls and ParqEx to meet and outline the pain points and needs. Once established, it was up to ParqEx to implement the technology and set up the LPR system. ParqEx developed a tenant communication plan, educating tenants of the new, more simplified parking technology, and worked to train all relevant staff at The Avenue. With a final systems check, ParqEx launched the program property-wide.
Dedicated Airbnb parking management
ParqEx developed a unique system specifically for Airbnb units, which enabled The Avenue at East Falls to offer simply guest parking to Airbnb guests, while being able to easily manage and monitor guests on the property in real-time.

EV charging system and property signage
ParqEx instituted special provisions for EV charging, including a reservation system with a maximum 4-hour limit at all charging stations on the property. Clear signage was designed, written, and installed at crucial points throughout the property, including the different parking zones, EV chargers, in loading zones, maintenance zones, and anywhere else that specific rules and instructions were required to ensure valid and efficient parking.
