HOW IT WORKS

On-Demand Parking is a program supported by Sea Colony Recreational Association (SCRA) to enable owners to place their unit’s reserved parking space into an inventory for other owners to “rent.”

The goal of the program is to ease the frustrations from limited summer parking by efficiently managing available parking of owners’ reserved spaces on the East Side for the benefit of owners. Absent owners will have the opportunity to generate income and reduce their out-of-pocket quarterly assessment expenses by renting their reserved parking space. This program was launched in 2016 and has been increasingly successful.

WHO CAN PARTICIPATE

You must be a titled owner and have a valid Sea Colony badge to rent a parking space. Your badge will be checked at the gate. Only parking passes with valid Sea Colony owner badges will be able to park.

Book Parking!

• From the Renter side menu, select “Book for a Guest”.
• Select the property, enter the Arrival and Departure date and click “Search” to find a parking spot.
• Then,  and click “Book” to continue. Choose “No” for “Do you know your guest information?”. Click “Place Order”.

Why do I need to provide my name, email, and vehicle information?

Providing this information helps secure the community and ensure the proper people have access. Email is important to ensure you receive the parking pass that is required to be displayed on the vehicle dashboard.

 

Is Vehicle information necessary?

Yes, accurate vehicle information is required in order to keep the property secure and enforce spot designation.

 

How can I change the email address on file with ParqEx?

Contact ParqEx Customer support with the correct email address and you’ll be set up with a new account.

 

What if I already have a ParqEx account?

This property is private, meaning that approved user emails are added to a list that allows them to perform actions at the property. If the ParqEx account email has not been added to the permission list, you will not have access. Contact ParqEx customer support.

 

What to do if someone is incorrectly parked in your assigned parking space?

If you are unable to access your assigned space for any reason please contact the owner or rental manager and inform them of the issue. If you are unable to reach the owner or rental manager please contact ParqEx customer support for assistance.

 

What if I don’t receive the email notification to claim their parking reservation?

Please check your junk/spam/promotions mail folder. Also, add “no-reply@parqex.com” to their email safe list to prevent this from happening in the future.

What is the purpose of the On Demand Parking system?

What dates will the On Demand Parking system be active?

On Demand Parking is active during the summer season from Memorial Day through Labor Day. Owners can deposit their unused reserved parking spaces starting May 1.

What is the daily price for renting a space?

Parking spaces will rent for $12 + service fees per day to owners. $10 will go to the homeowner directly.

How does an owner deposit a space?

Owners can deposit their reserved parking space only for periods where owners are not in residence and/or their units are not rented for a given week. Homeowners can deposit by going to the SeaColony.com website and clicking on OWNERS, and then “Deposit Parking” under the tab “On Demand Parking.”

How does an owner rent a space?

Homeowners will access the parking software called ParqEx through https://app.parqex.com or by downloading the ParqEx parking app from the app store (Android or IOS). Homeowners will then pick a location (Chesapeake, Dover, etc.), the unit parking space, parking space location(Outside or Under building), and rental dates. The homeowner can pay using any credit card and print a parking pass directly through ParqEx.

How many parking spaces can an owner enter into the system to make available to rent?

Each owner will be allowed to “deposit” for rent the one reserved parking space that has been assigned to the owner by the Phase.

What if I change my mind and my parking spot has been rented?

You will be given options to park elsewhere on the property (i.e. empty spaces), or have the opportunity to rent an On Demand Parking space.

If my unit is rented, can I also rent my assigned parking spot separately?

No, the renter is assigned the unit’s reserved parking spot as part of the rental agreement.

How many parking spaces may I rent for my use?

Each owner is able to rent no more than two parking spaces per day, based on availability.

Are all East Side phases included in the On Demand Parking System?

Most East side Phases are participating in the On Demand Parking except Phases I (Annapolis/Brandywine) and Phase III (Edgewater).

Once a reserved space is “deposited” and fees are collected, how will owners be compensated for the rental of their assigned parking space?

During the December billing, participating owners will receive a credit in your Recreational Association account towards your SCRA fee.

Is On Demand Parking only available to owners?

This year, the Sea Colony Beach Shoppe will test renting parking spaces to renters. Last year, a large number of deposited parking spaces were not rented by owners and could have been available to renters. Information about the program will be communicated to established real estate agencies, and to renters who come to the Sea Colony Beach Shoppe. Staff will manage the availability of spaces for renters. Renters must visit the Beach Shoppe to make arrangements. Renters can opt to rent an available parking space, and a third car requires the purchase of additional badges. Owners will have the ability to rent spaces using the new ParqEx platform, so they have an advantage, and renters will be able to rent remaining parking spaces.

How many parking spaces will a renter be able to rent?

Currently, renters receive one reserved parking space with the purchase of 1 or 2 badges and can receive another unreserved parking pass with the purchase of 3 or more badges. This summer, renters will be able to purchase up to 2 reserved spaces, based on availability, by going to the Sea Colony Beach Shoppe. It will be necessary to purchase 2 additional badges for each reserved parking space at $15 + service fees per space.

Do owners and renters have the same priority – just a difference in price?

Owners can access the ParqEx parking platform at any time. Renters must inquire at the Beach Shoppe for availability and cannot make advanced reservations. Owners pay $12 + service fee for a parking space and renters pay $15 + service fee. Owners cannot purchase parking spaces for renters at the owner’s price. This is considered fraud and has consequences which may include fines.
