The new Modernaire Apartments Parking Program offered via ParqEx, is a program to provide better parking security and guest parking amenity to tenants. The program’s goal is to ease the frustrations of limited parking by efficiently managing parking for the benefit of the community.



  1. Fill out the registration form on this page (new users only)
  2. Add your vehicle information on the ParqEx app (Make, Model, Color, and License Plate).
  3. Pick up the vehicle parking sticker from the management office.



You must be a tenant of Modernaire Apartments who has been approved by property management to park in one of the designated parking lots. Only authorized users can park in this parking facility. You must register your vehicle information accurately to avoid getting ticketed or towed.


Note: Residents are allowed to use a cover to keep their vehicles clean; however, parking enforcement has the right to remove the cover at any time and check the vehicle parking sticker, registration, and condition.

How to reserve your guest parking

Sign in to ParqEx

Authorized users will receive a username and password to sign in to the ParqEx App.

Download the free ParqEx app from your smartphone or use the web app.

Rent a Guest Spot!

In the app, from the “RENTER” side of the menu, tap “Book For A Guest”. Select the location and duration and book a parking spot for your guest.


Enter Vehicle Information & Park!

Make sure you have entered your accurate vehicle information (Make, Model, License Plate). 

That’s it! Enjoy your parking.

Is the visitor parking FREE? 

Visitor parking is not free and can be booked using the ParqEx app or by scanning the QR code located at each entry and in front of the visitor parking spaces.


Why do I need to provide my name, email, phone, and vehicle information?

Providing this information helps secure the community and ensure the proper people have access. Email & mobile phone is important to ensure you receive important notifications.


Is Vehicle information necessary?

Yes, accurate vehicle information (Make, Model, Color & License Plate) is required in order to keep the property secure and enforce spot designation. If you park in a garage with a License Plate Reading camera, then accurate vehicle info will allow seamless entry and exit.


What should I do if I need to add a temporary vehicle?

You can add your temporary vehicle information from the “My Orders” tab on the Renter side menu. You should then add your temporary vehicle to the current order. After you no longer need the temporary vehicle, you should change the vehicle on the order back to your default vehicle.


How can I change the email address on file with ParqEx?

Contact ParqEx Customer support with the correct email address and your account will be corrected.


What if I already have a ParqEx account?

This property is private, meaning that approved user emails are added to a list that allows them to perform actions at the property. If the ParqEx account email has not been added to the permission list, you will not have access. Contact ParqEx customer support so we can receive confirmation from property management.


What to do if someone is incorrectly parked in your assigned parking space?

If you are unable to access your assigned space for any reason please contact the owner or rental manager and inform them of the issue. If you are unable to reach the owner or rental manager please contact ParqEx customer support for assistance.


Where can I park my motorcycle?

Motorcycles must also be registered and can be parked in front of your other vehicle as long as you provide enough space for your neighbors to park.


Do I need a reservation for laundry parking?

No. Any spaces designated for laundry usage are free for resident use during open hours of 8 AM -10 PM. Please make sure you have received a parking sticker from property management so your vehicle is fully registered ahead of time.


What if I don’t receive the email notification to claim the parking reservation?

Please check your junk/spam/promotions mail folder. Also, add “” to their email safe list to prevent this from happening in the future.
