What is ParqEx?

Today, ParqEx has seen success with all developed property technologies. So much so that we have developed a ParqEx White Labeling solution. What is white labeling? Put simply; a white labeling solution allows another company to purchase our entire technology suite and reformat it to include all their branding. With their purchase, these companies suddenly have their own parking management system that they did not have to build from scratch.

Marketplace Solution Creates $78k Per Year

Property owners & managers: do you have a surface parking lot in your portfolio? If so, check out this case study on how ParqEx’s Marketplace parking solutions create $78k per year.

ParqEx’s client Ogden & Company, Inc. owns a pay lot on West Wells Street in Milwaukee, Wisconsin. This parking lot sits on the edge of Marquette University’s campus, making it a heavily frequented pay lot for students, parents, professionals, and guests.

The Situation

2101 W Wells Street parking lot has over 200 parking spaces behind a gated access point. Sure, having a gate discouraged some unauthorized parkers from leaving their cars in this lot, but people knew they could get away with not paying for parking as the lot was rarely enforced. Not only was Ogden & Company losing money on tickets they could issue for illegal parking, but they also lacked an efficient booking system. To rent a parking spot, people had to call a phone number and sign a lease to book the spot. 

Multiple steps to book a parking spot discouraged many leading to high vacancies, thus encouraging illegal parking. Because of this, they were not earning all their potential revenue, and unauthorized vehicles were frequently using the parking spaces intended for pre-authorized parkers. Obviously, this was aggravating for property managers and owners and painful to see potential revenue loss. 

Ogden & Company needed a solution to properly monetize their parking spaces and ensure only authorized vehicles had access to their pay lot.

The Solution

ParqEx needed to propose a solution to deliver security for the gated lot, enforce unauthorized vehicles, and provide a more convenient booking system for parkers. The best solution for 2101 W Wells Street was implementing our Marketplace, Access +, and Enforcer technology. 

This parking lot already had a gate surrounding the pay lot. Therefore, ParqEx’s Access + technology was the logical solution. It now secures the 200+ parking spaces from all unauthorized parkers while still giving easy access to approved vehicles. With this technology on-site, authorized vehicles simply have to approach the gate and use the Access + app on their phones to open the gated lot. This solution immediately eradicated all unauthorized parkers as they no longer can gain access to the lot unless they book and pay for a parking spot via ParqEx’s Marketplace app.

The Access + technology also enabled the property to be placed on the ParqEx Marketplace for short and long-term parking rentals, allowing this pay lot to finally monetize its 200+ parking spaces. Thanks to ParqEx marketing signage surrounding the entire lot, the power of word of mouth, and varying digital advertising efforts, all provided by ParqEx, 2101 W Wells Street’s parking lot had a 270% increase in revenue. 

Finally, this lot needed an enforcement option to monitor, enforce, and ticket all violations. ParqEx trained Ogden & Company, Inc’s management team on the ParqEx Enforcer tool, granting easy real-time oversight of all parking operations. With the Enforcer App in the back of their pocket, property management can also add revenue by ticketing unauthorized vehicles.

The Result

ParqEx’s parking solutions completely transformed the parking experience for property management and all short-term and long-term renters. With Access + technology, tenants and guests gain easy entry and exit from the property via their phones. All the while, unauthorized vehicles cannot gain entry, and management can easily collect payment on every parking transaction. 

By the end of their second month with ParqEx, 2101 W Wells Street had an 85% occupancy rate. Additionally, the property had a $78k per year net payout by the end of the year. Lastly, as mentioned earlier, this property experienced a 270% revenue growth through the implementation of ParqEx parking solutions.

Summer is quickly coming to an end, but Milwaukee’s event calendar is still jam-packed with fun events to do outdoors with friends and family. Yes, we have had to reschedule some things along the way, but after the past several months, our little city of festivals has made a strong comeback. So here are some last-minute Milwaukee summer events that you do not want to miss:

 

 

Summerfest:

There cannot be an event list without mentioning Summerfest. The dates are a little later this year, but the sun is still out, the music is blasting, and the beer is still being served! See artists like Luke Byan, Chance The Rapper, & Twenty One Pilots on the September 2-4th weekend. Artists like Chris Stapleton, Zac Brown Band & Dave Chappelle will entertain you all weekend long from the 9th-11th! Finally, on our last weekend, Megan Thee Stallion, Guns N’ Roses, and Miley Cyrus will rock your world from the 16-18th. Amidst some of these headliners, hundreds of different musicians are coming to the Henry Maier Festival Park! Check out Summerfest’s lineup here & grab your tickets. Clearly, this is the perfect last-minute Milwaukee summer event for just about anyone.

 

Third Ward Art Festival:

Do you feel the need to be cultured and immerse yourself in the artistic Milwaukee scene? Then, the Third Ward Art Festival is the perfect place for that! From September 4-5th you can walk on Broadway from St. Paul to Menomonee and explore over 120 different artists!

 

Harley-Davidson Hometown Rally:

Rev up those engines for a colossal biker party ~ the Harley-Davidson Hometown Rally! Visit Harley-Davidson’s campus Labor Day weekend and check out all the bikes, live events, and Harley-Davidson history!

 

Walnut Way Harvest Day:

On Saturday, September 11th, at Fondy Park, Walnut Way encourages the whole community to come together and celebrate the harvest from all the local urban farms! What once was a local block party 21 years ago now has become a magnetic gathering to explore different cuisines, cultures, and music.

 

Prosit Tosa:

Want the summer feel but Oktoberfest taste? Look no further; Prosit Tosa is the event for you. This Oktoberfest will meet all your needs on Saturday, September 18th, at the Wauwatosa Historical Society-Kneeland Walker Grouds. So grab some beer, enjoy some pretzels, and soak up the music this year at Prosit Tosa.

 

Milwaukee River Challenge:

Milwaukee athletes and spectators will be thrilled by this late summer event on September 21st. Head to the river for The Milwaukee River Challenge, and watch several rowing teams from all over the Midwest take to a three-mile course. Want to mix and mingle with different groups? Head to the races finish at Schlitz Park.

 

Harbor Fest:

This year, not only is the Harbor Fest street festival returning, but Harbor Fest is also hosting the Milwaukee Boat Parade and Sturgeon Fest. Does this three-in-one event attract you? Celebrate all things harbor-related on Sunday, September 19th.

 

 

The city of Milwaukee is excited for you all to come to these events. However, downtown parking can get tricky, especially with thousands of people flocking in for these different events.
